STF Cap seeks strong returns through stabilized investments of high-quality assets in prime locations within the urban core. Ideally operating with credit or well capitalized tenants and strives to continuously optimize occupancy & rent rates to augment value.

STF Cap seeks redevelopment or revamp of underperforming assets due to lower than market rental rates, high vacancy, or lacking capital improvements; Value-add approach focuses on assets in prime locations that have been mismanaged and can be enhanced.

Opportunistic
STF Cap seeks to acquire underperforming assets at lower than market pricing to benefit from long-term capital appreciation. Ideally we look for prime sites that can be developed or re-positioned for future increased value by lease up process or development.
